Modus Vivendi work with property developers to design and install bespoke audio and video home entertainment systems. The majority of home owners are now looking to opt for a new build which includes audio and video systems within the design. This saves on installation time and costs as well as disruption, and varies from a basic wiring architecture to a complete multi-room audio visual and control system, including automated control of lighting, blinds and curtains, and security cameras.

Due to the competitive marketplace, it is even more crucial for developers to consider structured wiring to provide their properties with a competitive edge to maximise their return. There is also a growing trend for basement and attic conversions to accommodate home cinema rooms, and for kitchens to incorporate audio visual, along with enhanced lighting scenes. Audio visual packages are therefore often good negotiating tools to secure a sale.

Mount Delvin
– Thornet Wood Road

Mount Delvin Homes approached Modus Vivendi to assist with the system design and consultancy for a one off property being built in Bromley.  Whilst it was important for the property to have a comprehensive cabling infrastructure to allow the purchaser to tailor their requirements once occupied, Mount Delvin also wanted to provide an initial system that would demonstrate the full potential.  It was agreed that a home cinema set-up was a key aspect, along with distributed audio utilising Denon’s new HEOS system and a base Control4 system allowing integration to HVAC and CCTV.  Rako lighting control was also installed and commissioned to compliment the room designs and details.

McCulloch Homes – Widmore

Modus Vivendi were referred to McCulloch Homes by their Architects, to assist with the pre-wire and fit out of 4 properties being built in Bromley on the site of an old public house.  Due to the purchase prices required from the development, Modus Vivendi were tasked with developing a scheme that allowed for 2 of the properties to be partially operational, with the ability to demonstrate lighting control, high definition video distribution, audio distribution, Wi-Fi coverage, CCTV with remote access, and in one of the properties, a fully functional home cinema room with retractable screen.  Static Control4 in-wall touch panels were included, along with roaming Apple iPad mini’s to control the system once occupied, and providing a pathway for expansion and tailoring of the services.

Erinvale Group – Drake Court

Drake Court was the second project Modus Vivendi worked on with Erinvale Group.  The brief was to heavily pre-wire the 2 properties allowing for the integration of all other services and flexibility to cater for the purchasers requirements once sold.  Both properties were purchased shortly after completion, with one of the purchasers appointing Modus Vivendi directly to carry out a full Control4 home automation system, including comprehensive Wi-Fi coverage, high definition video distribution, audio distribution throughout, and 2 surround sound zones utilising B&W custom speakers with Rotel amplification and processing.

Rydon Homes – Glendale

Following a recommendation, Rydon Homes instructed the Modus Vivendi team to design and install pre-wired cabling system at a development in Felbridge, near East Grinstead.  Within each property, MV supplied and installed a comprehensive audio-visual, control and data cabling infra-structure to accommodate various systems and configurations. This included pre-wired cabling for High Definition / 4K video distribution, audio distribution, 5.1 surround sound, hard wired data connections for SMART TV's, in-ceiling Wi-Fi access points, as well as aerial and satellite TV points. 

Modus Vivendi's systems can be controlled via in-wall touch panels, system remote controls, as well as Apple and Android devices, if required, ensuring that all of the properties are capable of keeping up with the daily demands purchasers may have.

The specification for the homes at Glendale that Modus Vivendi provided were thorough and the homes come with pre-wiring for local and global control of audio and video sources throughout each property. Meanwhile, the show home kitchen exhibits the extent of what is possible by including a dedicated 7" colour touch screen by which the entire home entertainment system can be controlled.  It is also possible to roam the house and use an Apple iPad for global control of audio and video sources. There is HD Video Distribution to living room and master bedroom and audio distribution to the living room, kitchen, dining area, master bedroom and family bathroom, with the ability to play back different audio sources to different rooms at the same time, or the same audio source to all rooms at the same time in 'Party Mode'.  It is also possible to access Napster internet music services, TuneIn internet radio stations and stored music  or CD's using this audio system. There is also Wi-Fi distribution throughout.

Canham – Brittains Lane

As part of a development of 2 new build properties in Sevenoaks, Modus Vivendi were appointed to fit out one of the properties with a distributed audio system, home cinema room and basic video distribution system including the supply and installation of multiple Samsung SMART TV displays to demonstrate the capabilities of the pre-wired cabling infra-structure.  A roaming Apple iPad mini was used as the main system control, ready for the new owner to expand the system and tailor it to their lifestyle.
